SEEC's role. SEEC has worked with the Saudi Building Code National Committee on codes covering thermal insulation, HVAC and lighting, and runs energy labeling and retrofit programs. HVAC control strategy needs to be treated as a compliance-relevant design decision.
Chiller plant optimization as the primary BMS energy lever. Variable primary flow control, chiller staging based on real load, condenser water optimization, and demand-based ventilation offer the highest-value BMS strategy.
Solar load and envelope interaction. BMS-integrated dynamic shading responsive to sun position can materially reduce cooling load — we coordinate shading, glazing and HVAC as a single integrated thermal management strategy.
Equipment and sensor derating for extreme heat. Field devices need genuinely extended operating temperature ranges since standard commercial-grade hardware datasheets are often validated against ranges Saudi conditions exceed.
Demand management and grid interaction. Growing client interest in BMS-driven demand response and peak-shaving strategies as tariff structures evolve.

Common mistakes
The most common mistake is porting a BMS sequence directly from a temperate-climate project without re-weighting toward cooling plant optimization. A second is specifying standard-rated field devices for rooftop locations.
Future outlook
As SEEC's codes mature and more developments pursue green certification (LEED, Mostadam), we expect BMS specifications to increasingly need to demonstrate quantified energy performance.
