A comprehensive IAQ system measures: CO2 (carbon dioxide — primary ventilation indicator), PM2.5 and PM10 (fine and coarse particulates), TVOC (total volatile organic compounds from furnishings, cleaning products, building materials), CO (carbon monoxide from combustion sources), formaldehyde (from composite wood, adhesives), temperature and relative humidity. The specific parameters are selected based on building use and occupancy.
ASHRAE 62.1 uses CO2 as a surrogate for occupant-generated bioeffluents. An indoor CO2 level of 1000 ppm is commonly used as a threshold above which additional ventilation should be provided. Research suggests cognitive performance starts to decline above 1000 ppm. Levels above 1500 ppm indicate significantly under-ventilated spaces. The outdoor reference is approximately 400–420 ppm.
LEED v4 EQ Credit (Indoor Air Quality Assessment) requires continuous monitoring of CO2, PM2.5, TVOC, CO, temperature and humidity in occupied areas. Installing a RESET Air or equivalent certified monitoring system and demonstrating that IAQ meets ASHRAE 62.1 and LEED limits earns credits towards LEED Silver/Gold/Platinum certification. WELL Building Standard also has detailed Air Concept requirements for IAQ monitoring.
